7 Signs You Need a New Roof (and When a Repair Will Do)

Not every worn roof needs to be torn off. Here are the signs that tip the scale — and when a repair is genuinely the smarter call.

1. Age

Most asphalt shingle roofs in Colorado last 15–25 years, depending on quality, ventilation, and how many hailstorms they've weathered. If your roof is past 20 and hasn't been evaluated recently, it's worth an inspection — even if it looks fine from the ground.

2. Curling, cupping, or missing shingles

Shingles that curl at the edges, cup in the middle, or go missing after wind are a sign the roof is losing its weather seal. A few can be repaired; widespread curling usually means the roof is near the end of its life.

3. Granules in the gutters

Those sand-like granules protect your shingles from UV. When you find piles of them in your gutters or at the base of downspouts, the shingles are wearing out and their protective layer is washing away.

4. Hail bruising

Hail leaves soft, dark 'bruises' where the granules are knocked away and the mat underneath is damaged. These are often invisible from the ground and are exactly what an adjuster looks for — and what qualifies a roof for an insurance-covered replacement.

5. Interior leaks or stains

Water stains on ceilings, damp spots in the attic, or a musty smell after rain mean water is getting past the roof. Sometimes it's a simple flashing repair; sometimes it's a sign of broader failure. An inspection tells you which.

6. Daylight or sagging

Daylight visible through the roof decking in the attic, or any sagging in the roofline, points to structural or decking issues that go beyond shingles — and usually mean replacement.

7. When a repair is the smarter call
